An Introduction to Charleston, SC Real Estate

For those who aren’t familiar with the area—or simply aren’t up to date on the current market—a quick overview of the City of Charleston, Mount Pleasant, and Summerville may be helpful. These markets make up the majority of all sales activity in Metropolitan Charleston, SC.
If you’re looking at Charleston, SC real estate to buy a home you’re certainly onto something, as it’s currently the fastest growing municipality in South Carolina. When people the world over hear “Charleston,” they likely picture downtown’s cobblestone streets, centuries-old gardens, historic homes, and waterfront parks. They may dream of being regulars at renowned restaurants, first-class independent boutiques, a wide variety of of art galleries, or contributing their talents to the thriving philanthropy scene. And luckily, despite a 28.9% increase in population over the last decade—to an estimated 124,600 in 2010—downtown Charleston has maintained the charming, eclectic, small-town feel that it’s known and loved for.
The reason for this is that expansion has been mostly outward through the annexation of real estate beyond the Charleston peninsula rather than through higher density real estate development within older city limits. And considering Charleston’s expanding aerospace, bioengineering, medical and creative fields, growth promises to continue.
Let’s take a look at the six suburbs (listed below) that compose the 147-square-mile City of Charleston: The Peninsula inside the Crosstown, the Peninsula outside the Crosstown, Nearly all of West Ashley, Most of James Island, Some of Johns Island, Daniel Island, and Cainhoy.
The "Crosstown" is the Route 17 expressway that cuts through the Charleston, SC peninsula from east to west. The Historic District is inside the Crosstown. The words "most" and "some" may seem odd in describing a City's suburb. It has to do with how Charleston has grown. Over time, the City of Charleston has grown through the annexation of individual properties. So one house may be part of the City and the house next door may not be. Incorporated real estate is entitled to city public services such as garbage pick up and emergency care.
You’ll find 29.4% of the City of Charleston's population located on the Peninsula, 46.0% in West Ashley, 14.5% on James Island, 3.9% on Johns Island, and 6.1% in Daniel Island and Cainhoy (source: Century V Plan, City of Charleston).
The most exciting part of the City of Charleston, SC, of course, is the Charleston Peninsula below the Crosstown, home to the festivals, mansions, endless restaurants, art galleries, gardens, and a labyrinth of alleys that would take a lifetime to explore. Mount Pleasant & Summerville Real Estate
The Charleston, SC real estate market is popular amongst home buyers, investors, and renters alike, but just a quick trip over the Cooper River Bridge from downtown Charleston is Mount Pleasant. With its close proximity to numerous beaches, beautiful and colorful landscapes, large shopping centers such as Town Center, and wonderful neighborhoods, Mount Pleasant is a highly desirable place to live, particularly for families. Residents are proud of the excellent public schools and love living on the Charleston Harbor or minutes from the Sullivan’s Island and Isle of Palms beaches.
